This notice explains how the personal data of this website’s visitors is processed and which cookies are used, pursuant to EU Regulation 2016/679 (GDPR).

Data processed
Through the contact form we collect the data you provide: name, email, optional phone number and the message content. While browsing, subject to your consent, technical and identifying data may be collected (cookies and analytics identifiers, IP address) for statistical purposes.
Purposes and legal basis
- Replying to requests sent through the form and managing any stay — legal basis: pre-contractual measures and legitimate interest in responding (art. 6.1.b and 6.1.f GDPR).
- Navigation statistics via Google Analytics 4 — legal basis: your consent (art. 6.1.a GDPR), withdrawable at any time.
Google Analytics 4
The site may use Google Analytics 4, an analytics service provided by Google (Google Ireland Ltd / Google LLC). GA4 collects the IP address and identifiers and sets the _ga and _ga_* cookies. The tool is activated only after your consent (Google Consent Mode v2): no analytics cookie is set before consent. Data may be transferred to the United States (Google LLC) on the basis of adequate safeguards (Standard Contractual Clauses and the EU-US Data Privacy Framework).
Retention
Data sent through the form is kept for the time strictly necessary to handle the request and the related legal obligations. Google Analytics statistical data is kept for 14 months.
Recipients and processors
Data is processed by providers acting as data processors: Resend (delivery of the emails generated by the contact form), Railway (website hosting) and Google (navigation statistics, subject to consent). We do not share data with third parties for marketing purposes.
What cookies are
Cookies are small text files that websites save on the visitor’s device to make their pages work or to collect statistical information.
Technical and preference cookies (no consent)
These are necessary for the site to work and require no consent (art. 122 of the Italian Privacy Code). They include preferences saved only on your device via localStorage: the homes added to favourites and your cookie choice. This data is not sent to any server.
Third-party analytics cookies (subject to consent)
We use Google Analytics 4 for aggregate navigation statistics. These cookies are set only after you accept via the banner: no analytics cookie is loaded before consent.

Maps
Property maps are provided via OpenStreetMap, which sets no profiling cookies. The booking steps may redirect to the external engine that handles availability: in that case the respective notices apply.
Managing and withdrawing consent
You can accept or reject analytics cookies via the banner. To change or withdraw your choice later, use the “Cookie preferences” link in the site footer, which reopens the banner at any time; alternatively, clear the site’s cookies and data (localStorage) from your browser settings. You can also disable Google Analytics via the browser add-on.
Rights of the data subject
At any time you can exercise the rights under art. 15-22 GDPR: access, rectification, erasure, restriction, objection, portability and withdrawal of the consent given (without affecting the lawfulness of prior processing), by writing to info@marea-stays.it. You also have the right to lodge a complaint with the supervisory authority.
